Q1 Will charging for inspections kill my lead volume?
It will reduce it, on purpose, and that is the point. Free estimates attract everyone including renters, tyre-kickers and people harvesting your scope for a cheaper crew. A paid inspection filters for homeowners who accept there is a problem worth diagnosing. Fewer leads, higher close rate, no more funding competitors' proposals.
Q2 What if my competitors offer free inspections?
Most of them do, and most of them are also spraying bleach and calling it remediation. Competing on free means competing on their terms. The education layer exists to move the comparison to method and standards, where free inspection stops being the deciding factor.
Q3 How do you keep renters out of the pipeline?
Qualification on the form and again on the booking call: ownership, whether insurance is involved, and how long the area has been wet. Renters are not disqualified rudely — they are routed to information and, where it makes sense, to their property manager, who is a better prospect anyway.
Q4 Do you handle the insurance side?
